Four questions that pick the unit for you
Most buyers start with a model number. The spec sheet cannot tell you which one fits, because the right answer is decided by the roof, the access and the work. Answer these four and the choice mostly makes itself.

Can the roof be penetrated? A penetrating system anchors through the deck and the penetration is patched afterwards. It is secure and compact. A non-penetrating system uses ballast or counterweight and never breaches the membrane, which matters on TPO, EPDM and any roof under warranty, where a penetration can void the cover. Ask the warranty question first, because it decides for you more often than the fall distance does.

How does the unit reach the work? A road-towable unit with a tall mast solves a different problem from a compact cart that has to go up in a lift or be craned onto the roof. Check the access route, the lift capacity and the roof load before you check the mast height.

How many workers, and in arrest or restraint? Fall restraint keeps a worker from reaching the edge at all. Fall arrest stops a fall already in progress and needs clearance below. Units are rated for a set number of simultaneous users in each mode, and the numbers are not the same. Never exceed the rating for the specific unit.

How far is the anchor from the work? The further a worker moves sideways from the anchor, the larger the swing if they fall. A swing fall can strike the building or an obstruction before the lifeline takes the load. Position the anchor as close to directly above or behind the work as the roof allows, and move it as the work moves.

Why a freestanding anchor, and not something improvised
These systems exist because the alternative on a bare roof is either no tie-off or improvised anchorage that will not hold. On a big-box roof or a tilt-up there is frequently nothing structural within reach. A vent stack, a conduit rack or a parapet coping is not an anchor unless someone has established that it is.

Roofing is the obvious one, but it is not the largest. Anyone who climbs on top of something tall to load, sample, inspect, fuel or repair it has the same problem and no anchor.

When does OSHA require fall protection?
In construction, generally at 6 feet above a lower level under 29 CFR 1926.501(b)(1). Scaffolds have their own trigger at 10 feet under 1926.451, and steel erection at 15 feet under 1926.760. In general industry the trigger is 4 feet under 29 CFR 1910.28. The height is only the trigger; the obligation is to provide a compliant system, and on a bare roof that usually means bringing the anchorage with you.

Yes. Non-penetrating systems use ballast or counterweight and never breach the membrane, which is what you need on TPO, EPDM and warranted roofs where a penetration can void the cover.
How many workers can tie off to one unit?
It depends on the unit and on whether the workers are in fall arrest or fall restraint, which carry different ratings. The Malta Dynamics X1250 Mobile Grabber has three anchor points rated 310 lb each, but only one is usable when the mast is fully extended. Never exceed the rated number of simultaneous users for the specific unit, and treat capacity and fall clearance as separate questions.
What is a swing fall?
A fall in which the worker swings like a pendulum because they were working to the side of the anchor rather than below or behind it. The swing can strike the structure or an obstruction before the lifeline takes the load. Keeping the anchor close to directly above or behind the work limits it.
What is the difference between a mobile grabber and a davit system?
A mobile grabber is a self-contained wheeled or towable unit that carries its own counterweight and mast, so it can be repositioned across a roof. A davit is an arm that sets into a base or socket, usually fixed or semi-permanent, and is commonly used for suspended access and confined space entry over an opening. A grabber travels with the work; a davit serves a location.
